Several ‘delivery methods’ are available to an Owner who is about to begin a commercial construction project. Each delivery method has its benefits and detriments and the Owner should decide which method best suits their individual requirements prior to moving forward with their project. Below is a brief description of each delivery method.

Construction Management – This method, which has rapidly become the process of choice, provides for a Construction Manager to be selected by the Owner. The Construction Manager will then work with the Architect during the design / Pre-Construction stages of the project.  A two-part contract is typically utilized for Construction Management.  Part I of the contract defines the Pre-Construction services, while Part II, which must be accepted separately by the Owner; defines the Construction services and is typically presented as a Cost Plus with a Guaranteed Maximum Price contract.
This delivery method allows Albritton Williams to work with the architectural firm from the earliest stages of the design process. During the Pre-Construction phase, Albritton Williams will draw on our extensive knowledge of cost analysis, value engineering, constructability, and scheduling to assist the architectural firm in designing a project that exceeds all Owner expectations. This close collaboration between Albritton Williams and the architectural firm provides for a seamless transition from the Pre-Construction phase to the Construction phase of the project. During the Construction phase, Albritton Williams will continue to work closely with the architectural firm and the Owner to ensure that the project falls within the stated budget and schedule and exceeds the Owner’s design expectations.

Negotiated – Utilizing this method, the Owner, having already received the completed plans from their Architect; negotiates with a Construction Manager to construct the project, typically with a Cost Plus with a Guaranteed Maximum Price contract.
As with any negotiated project, Albritton Williams is able to perfectly balance the budget requirements and quality requirements of the project to deliver a cost-effective, quality finished product that will stand the test of time.  

Design / Build – At times, an Owner may only want to deal with one entity when having their building designed and built.  A Design / Build contract will allow the Construction Manager to be the single point of contact with the Owner. The Construction Manager will then retain an architect to provide design services.
This delivery method allows the Owner to work directly with Albritton Williams as a single point of contact from initial design through the warranty period. All processes, from design to construction and closeout, will be managed by Albritton Williams’ personnel, who will draw on their extensive history and experience to deliver a superior project on time and within budget.

Design / Bid / Build – This traditional method begins when the Owner retains an Architect to design their building.  The Architect will then solicit bids from General Contractors, by either open invitation such that any licensed Contractor could bid, or by ‘invitation only’ to selected Contractors.  The lowest bidder would then be awarded the contract for construction with a Stipulated Sum contract.
